RESERVATION
Interested client(s) will submit application in prescribed form supplied by the company duly signed by the investor(s) along with Earnest Money and other necessary documents. The company has the right to accept or reject any application without assigning any reason whatsoever. Investors willing to pay one time payment or a huge amount in one time will be given preference.
ALLOTMENT
Allotment will be made on a first come first served basis. Upon acceptance of Application, Earnest money, down payment and other necessary papers, (FCDDL) will issue an allotment letter in favor of the applicant. This will include the payment mode, which the investor should follow on receiving the allotment letter. Investors willing to make one time payment will be rewired with a substantial rebate. (The investor is not entitled to transfer, sell, mortgage the apartment to a third party until the completion of full payment & handed over of the apartment to them by the developer (FCDDL).
PAYMENT
All payment should be made by AIC payee cheque or Bank Draft, pay order or cash in favor of FIRST CHOICE DESIGN & DEVELOPMENTS LTD. Investor’s residing abroad may remit payment by Pay Order, TT or DD. (FCDDL) expects the investor to strictly adhere to the payment schedule settled earlier. This must be mentioned here that timely completion of the projects is entirely dependent upon the timely payment of the investor’s. The investor is liable to pay a delay charge 0.1% per day on the defaulted amount. If the Payment delay beyond 15 (Fifteen) days (FCDDL) has the right to cancel the allotment, in case of cancellation of allotment or surrender of the apartment, due refund will be made after deducting Tk. 2,00,000/- (Taka Two lac only) and realizing the refund amount from the new investor.
PROJECT HANDOVER
The possession of the apartment will be made on or before December, 2024, time may be extended up to 6 months or Grace period. Except for reasons beyond control of (FCDDL) viz Force majeure, natural calamities, political disturbances, strikes, Acts of God etc. This hand over will only be made after receiving the installments in full.
UTILITY CONNECTION
Connection fee, likely sewerage, water, electricity connection and incidental costs at Actual this amount are not included in the apartment price.
TRANSFER OF OWNERSHIP
Proportionate share of undivided and un demarcated land as well as apartment will be registered in favour of each investor as per the current rules and regulations.
TRANSFER COST
All costs related to transfer of ownership like stamp duty, housing transfer fee, registration fee, VAT, Govt. Tax, Gain Tax, documentation charges, incidental expenses will be borne by the investor on actual basis.
OWNERS’ ASSOCIATION
The client must undertake to become a member of the owners’ association, which will be formed by the owners of the apartment with the view to maintaining the general affairs of the complex for common interest. Each apartment owner must initially deposit Tk. 20,000/- (Twenty thousand only) to the reserve fund.
